Terms and conditions
These terms apply to Budaflatz’s flat search, letting and property agency services.
1. Scope
These terms apply to all contracts between AS Venture Partners Kft., Távírda utca 25., 8000 Székesfehérvár, Hungary, trading as Budaflatz (“we”), and its clients (“you”). Conflicting terms only apply if we agree to them in writing.
2. Services
Flat search for tenants: we look for suitable flats or rooms to rent in Budapest, present a shortlist, show the flats on site or by live video tour, explain the lease and help with the handover.
Letting for owners: we market your flat, vet applicants, hold viewings and organise the signing of the lease.
Ongoing support: on request, we support tenants during their tenancy or owners with the ongoing letting. The scope is agreed when you place the order.
We act as an agent. The lease is concluded solely between tenant and landlord. We owe careful efforts, not a particular result. We do not provide legal or tax advice.
3. Conclusion of contract
Enquiries via the website, email or WhatsApp are non-binding. A contract is concluded when we confirm your order in text form (email or WhatsApp). The confirmation states the scope of services and the price.
4. Prices and payment
Our prices are agreed individually on request. The flat search for tenants starts at €379. It is only due once you have signed a lease arranged by us; if no lease is signed, you pay nothing. Ongoing support for tenants costs €49 per month.
For owners, the commission is agreed before marketing begins. It is due when the tenant introduced by us signs the lease.
All prices include Hungarian VAT at 27%. Payment is by bank transfer within 7 days of invoicing.
5. Buying and selling
For agency services in the purchase or sale of a property, we conclude a separate written agency agreement under Hungarian law. These terms apply to it only in addition.
6. Cooperation and termination
You provide correct and complete information and let us know about any changes. Tenants provide the usual documents (ID, proof of studies or income). Owners ensure that they are entitled to let the flat.
You can end a search assignment at any time free of charge as long as no lease has been signed. Ongoing support can be cancelled monthly to the end of the month in text form.
7. Liability
We are liable without limitation for intent and gross negligence and for damage resulting from injury to life, body or health. In cases of slight negligence, we are only liable for breach of essential contractual obligations, limited to the foreseeable, typical damage. We are not liable for information provided by landlords or tenants, the condition of a flat or the performance of the lease by the parties, unless we are at fault ourselves.
8. Right of withdrawal for consumers
Right of withdrawal: You have the right to withdraw from this contract within fourteen days without giving any reason. The withdrawal period is fourteen days from the day the contract is concluded. To exercise the right of withdrawal, you must inform us (AS Venture Partners Kft., Távírda utca 25., 8000 Székesfehérvár, Hungary, email: partners@as-vp.com, phone: +36 70 459 4991) of your decision by an unequivocal statement, for example by email. You may use the model withdrawal form below, but it is not obligatory. To meet the deadline, it is sufficient to send your communication before the withdrawal period has expired.
Effects of withdrawal: If you withdraw, we will reimburse all payments received from you without undue delay and no later than fourteen days after receiving your withdrawal, using the same means of payment. If you requested that the service begin during the withdrawal period, you pay us a reasonable amount for the part of the service provided up to that point.
Early expiry: The right of withdrawal expires once we have fully performed the service, if performance began only after your express consent and your acknowledgement that you lose the right of withdrawal once the contract has been fully performed.

9. Disputes and governing law
If you have questions or complaints, please contact us directly first: partners@as-vp.com. Consumer disputes fall under the Fejér County Conciliation Body (Fejér Vármegyei Békéltető Testület, Hosszúsétatér 4–6, 8000 Székesfehérvár, bekeltetesfejer.hu). We cooperate in its proceedings to the extent required by law.
Hungarian law applies. Consumers retain the protection of the mandatory provisions of their country of residence. These terms are available in German, English and Hungarian; in case of discrepancies, the Hungarian version prevails. If any provision is invalid, the remaining provisions remain valid.
